购物中心开发策划理论及实践运作浅析 同济大学经济与管理学院何芳卢薇 200092 Analysisofshoppingcenterdevelopmentstrategy anditspracticalproblem Author:HeFangLuWei 摘要 [] 本文借鉴国外购物中心开发策划研究和运作的经验,结合我国特点,对购物中心开 发策划理论及实践的相关问题进行了研究和探讨。内容涉及购物中心界定、购物中心发展的 理论基础、购物中心投资、选址、经营业态类型选择与组合、经营管理模式等各方面。特别 是,本文继承了国外商圈分析模型,归纳总结了国外成熟的购物中心理论。并在购物中心 商业业态选择与组合上,创新地引入主动型与依附型业态互动的概念,按照业态的独特分类, 考虑不同业态辐射范围的长短结合,使各业态的辐射商圈有机的结合起来。希望本文的研究 对我国购物中心开发、建设、运营的理论和实践能提供有益的参考。 [Abstract] Referringtothedevelopmentandoperationexperienceinshoppingcenters offoreigncountriesandaccordingtothecharacteristicinthisfieldofourcountry,this paperdealswithresearchanddiscussionofrelevanttheoreticalandpracticalissuesinthe developmentandoperationofshoppingcenters.Thecontentinvolvesthedefinitionofthe shoppingcenter,thefundamentaltheoryofshoppingcenterdevelopment,theinvestment andlocationselectionofshoppingcenters,theselectionandcombinationofbusiness modality,andthemanagementmodeetc.Especially,thispaperinheritsbusinesscircle analysismodeoverseas,andsumsupmatureshoppingcentertheoryaboard.Thisarticle innovativelyintroducedtheconceptofinteractionbetweeninitiativeandadherentmodality ontheselectionandcombinationofshoppingcenterbusinessmodality.Consideringthe particularclassificationofmodalityandtheintegrationofdifferentkindsofmodality,this conceptconstructivelycombinedtheovercasttingbusinesscircleofdifferentmodality.We hopethispapercouldprovidehelpfulreferenceonthedevelopment,construction,theory ofoperationandpracticeofshoppingcentersinourcountry. 1
